PROPERTY & PROJECT LOANS
Understand the loan. Plan the repayment.
Explore home, plot and project finance in simple language. Estimate a monthly repayment, understand interest and compare the written terms offered by your lender.
This is a planning tool, not a loan offer. Ask GADTAN about bank-finance introductions through its banking relationships; the relevant lender and scope of assistance will be confirmed. Only the lender can approve and disburse a loan. No project approval or special rate is guaranteed.
Which type of loan do you mean?
Home or residential plot loan
Borrowing to buy an eligible home or plot for yourself. Plot-only finance and a home loan can have different conditions. Ask the lender about approved use, your own contribution, construction deadlines and the property documents required.
Construction loan
Borrowing to build on eligible land. Disbursement may follow construction stages. Confirm how interest is charged during construction and when full EMI starts; the calculator below assumes the full amount is paid out at the start.
Development or project finance
Business borrowing for a development project. A lender may assess the business, approvals, cash flows, promoter contribution and security. Repayment may be staged or structured rather than a standard EMI; use the calculator only for a matching monthly term-loan scenario.
Buying with a deposit? Explore company payment terms with a minimum 25% contribution, or compare bank-finance repayments from the full property price.
Enter the amount you plan to borrow, not the full property price. Replace the illustrative 8.5% annual rate with your lender’s quote. The calculator limits are tool limits, not RBI limits or eligibility rules.

What if the rate rises by 2 percentage points?
This comparison recalculates the same full loan amount and term at a higher constant rate. It is not a forecast or a simulation of a future reset on a partly repaid loan.

Assumptions: equal monthly instalments, monthly reducing balance, full disbursement at the start, unchanged interest rate, first payment after one month, and no moratorium or prepayment. Actual lender calculations may use daily interest, different rounding or staged disbursement.
This is not an APR calculation, a sanction letter or a lender repayment schedule. Ask for the lender’s Key Facts Statement and repayment schedule where applicable.
Loan terms, made simple
Principal
The amount you borrow. It is different from the total property price if you pay part of the price yourself.
EMI and tenure
EMI is the monthly repayment towards principal and interest. Tenure is the time allowed to repay. A longer term usually lowers EMI but increases total interest at the same positive rate.
Fixed and floating interest
A fixed rate applies for the period specified in the agreement. A floating rate can change with the agreed benchmark and reset terms. Confirm the benchmark, spread, reset frequency and any switching charge.
Down payment and margin
Your own contribution to the purchase or project. Financing eligibility and the portion funded depend on the lender, borrower and property. Do not assume 100% funding.
Moratorium and pre-EMI
A temporary change to the repayment schedule, often relevant during construction. Interest can still be payable or added to the balance. Ask how your lender handles it; this calculator does not model it.
APR and fees
APR shows the annual cost of credit including applicable charges, rather than the interest rate alone. Compare the lender’s APR and fee breakdown, not just the advertised EMI.
RBI guidance: what to ask your lender
There is no single “RBI home loan interest rate” to enter here. Use the customer rate quoted by your lender. A policy or benchmark rate is not automatically your final borrowing rate.
Ask for the Key Facts Statement
For covered retail and MSME term loans sanctioned from 1 October 2024, RBI requires a KFS before the contract, in language the borrower understands, with APR and a repayment schedule. Fees omitted from the KFS require the borrower’s explicit consent.
RBI’s reset guidance covers EMI-based personal loans, including eligible housing loans, not every project or business loan. It provides options around EMI or tenure changes, switching to fixed rates under lender policy and part/full prepayment. Ask about applicable charges and the quarterly statement.
The 2025 Directions apply to loans sanctioned or renewed from 1 January 2026. Covered floating-rate loans to individuals for non-business purposes carry no prepayment charges. Business-loan protection depends on the borrower, lender category and sometimes sanctioned amount. Fixed-rate and other cases may differ; check the sanction letter, agreement and KFS where required.
Official sources reviewed: 20 October 2026. Applicability depends on the loan and lender; confirm current terms before signing. This calculator is not RBI-approved or RBI-certified.
Your next step
For a purchase, keep income records, your credit profile, the property details and available project records ready for your chosen lender. For business project finance, ask the lender for its feasibility, cash-flow, equity and security requirements. Approval, rate and repayment terms are decided by the lender.
