COMPANY PAYMENT TERMS & BANK FINANCE
Flexible terms. A clear payment plan.
Explore short-term company instalments or longer-term bank finance for eligible plots, residential and commercial property. Understand your deposit, the balance to finance, repayments and responsibilities before you agree.
For the eligible company instalment route, subject to written terms and the required legal agreement before payment. This is company policy, not an RBI minimum.
Bank finance
Longer-term options
Ask for an introduction and a lender-specific assessment. Deposit, interest, eligibility and term are decided by the lender.
Two routes, with different terms
01 / COMPANY
Short-term company payment plan
Subject to property availability and company approval, agree the balance, instalment dates, interest and charges in writing. The minimum contribution and payment timing are explained below.
This is a seller’s instalment arrangement, not a bank loan. No fixed term or interest-free offer is published; request a property-specific schedule.
Ask GADTAN for an introduction through its banking relationships. The lender independently sets eligibility, valuation, deposit, amount, rate, security and term; an introduction does not guarantee approval.
Plot, residential and commercial products differ. Obtain a written quote; the lender may require a contribution above 25%. Verify its identity and payment details directly.
The 25% minimum is GADTAN’s company-plan condition, not an RBI rule, an automatic booking right or proof of loan eligibility. It is part of the property price; stamp duty, registration, taxes and other agreed charges may be additional. Paying it does not itself transfer ownership.
For property sales covered by RERA, section 13 requires a written and registered agreement for sale before a promoter accepts more than 10% of the cost as advance or application fee. The 25% initial contribution must therefore be structured after the required agreement and other applicable legal steps, not collected as an informal advance first.
Choose a route and property category. Enter the agreed price, deposit, rate and term. No interest rate is filled automatically; the example button uses 8.5% only to demonstrate the calculation, not as a company or bank quote.

Assumptions: equal end-of-month payments, monthly reducing balance, unchanged rate and full balance financed at the start. No moratorium, balloon payment, milestone schedule, daily-interest method, rate reset or late charges are modelled. Other costs are paid upfront, not financed. It is not an APR calculation.
The formula behind the estimate
Deposit = V × d / 100
Balance to finance = P = V − Deposit
Monthly payment = P × r / (1 − (1 + r)−n)
V is the entered property price, d is your deposit percentage, P is the balance, r is the annual interest percentage divided by 1,200, and n is the number of monthly payments. At 0% interest, the monthly payment is P ÷ n. A 100% deposit leaves no balance to finance.
Eligibility: what will be checked?
Your ability to repay
A lender may review identity and address, age at maturity, income evidence, tax returns, employment or business history, bank statements, existing EMIs and credit history. It decides affordability and may request co-applicants or additional documents. There is no universal qualifying salary or credit score on this page.
The property and permitted use
Expect independent title and legal checks, valuation, approved layout or building plans, permitted land use, applicable registrations and encumbrance checks. A plot loan may have construction conditions. Residential and commercial products differ; the bank may use a valuation below the sale price and require a larger contribution.
Commercial and company terms
Commercial borrowing may require business financials, GST and tax records where applicable, cash-flow projections and additional security. For company instalments, GADTAN must separately approve the property, deposit and schedule. Accepting company terms does not replace legal checks, and a calculator result is not proof of eligibility.
Identify the property and seller. Verify title, approved use, applicable RERA registration and permissions independently.
Get a written property-specific quote: price, deposit, total costs, payment dates, interest method, possession and registration timing, and default, cancellation and refund terms.
For bank finance, obtain eligibility assessment, legal and valuation clearance and the written sanction terms. Confirm disbursement conditions before relying on loan funds; a sanction is not the same as a disbursement.
Follow the agreement and registration requirements explained under deposit timing before paying the company contribution.
Pay only to the verified contractual recipient, obtain receipts and retain the agreed schedule. Confirm when ownership is legally transferred; paying a deposit alone does not transfer title.
If you cannot pay: act early
Contact the company or lender before the due date, explain the difficulty and ask in writing about available options. Rescheduling, a repayment holiday, settlement or waiver is not automatic. Do not ignore notices; keep copies of all communications and obtain independent advice promptly.
Company sale instalments
Late-payment charges, notices, cure periods, cancellation and refunds depend on the signed sale agreement and applicable law. A missed instalment does not justify an automatic loss of the whole deposit. Ask for the exact default and refund clauses before signing. Any cancellation or recovery must follow the required contractual and legal process.
Bank or other regulated loan
Missed payments can attract disclosed charges, continued ordinary interest and reporting to credit information companies under applicable rules, affecting future credit. Continued default can lead to lawful recovery and, for secured loans where the law permits, enforcement of the mortgage, possession or sale after the required procedure. A sale may still leave a shortfall payable; co-borrowers and guarantors may also be liable under their contracts.
Recovery is subject to legal safeguards. RBI-regulated entities and their recovery agents must not intimidate, threaten or harass borrowers. Use the lender’s grievance channel; where the entity and complaint are covered, RBI’s current complaint scheme may offer a further route. It does not replace legal advice or suspend repayment and court deadlines.
RBI guidance, in plain language
Compare the full cost
For covered retail and MSME term loans, ask for the Key Facts Statement before signing. It explains the Annual Percentage Rate (APR), charges and repayment schedule in understandable language. APR includes relevant costs and differs from the nominal interest rate used in this calculator. Charges not disclosed in the KFS require explicit consent under the applicable directions.
Late charges and prepayment
Under RBI’s applicable penal-charge rules, penalties for non-compliance are disclosed penal charges, not an extra penal interest rate; penal charges are not capitalised and do not themselves earn further interest. Ordinary interest can continue. Under the 2025 prepayment directions, applicable to loans sanctioned or renewed from 1 January 2026, covered floating-rate non-business loans to individuals have no prepayment charge. Business and commercial borrowing needs a separate check of lender, borrower and product conditions.
Complaints and your documents
Complain to the lender first and keep its acknowledgement and response. Check the current RBI complaint scheme for coverage, waiting periods and filing deadlines before approaching RBI CMS. Not every lender or commercial decision is covered. RBI loan protections apply within their stated scope; they do not automatically turn a seller’s payment plan into a regulated bank loan.
